Acquisition Criteria
We are currently seeking the following asset types for potential acquisition by our investment programs.
Core & Stable Asset Criteria
Markets: Central business districts and surrounding suburban markets in the top 15 to 20 U.S. metropolitan areas, with emphasis on "24-hour" cities. Desirable markets are those considered to be stable with high barriers to entry.
Product Type: Primarily multitenant office and possibly industrial/flex.
Minimum Deal Size and Value: 200,000 square feet of rentable space or a $30 million purchase price for either single or multiple buildings.
Deal Description: Asset must be of premier quality in a strong submarket with superior location. Tenant base should reflect regional or national credit tenants, good tenant industry mix, and stable income stream with low rollover ratio in the first three years. Primarily seeking institutional-quality, core assets for a holding period of up to 12 years.
Opportunistic Asset Criteria
Markets: Select central business districts and surrounding suburban locations that present cyclical repositioning opportunities. Our focus is quality markets or markets that have been recently distressed but have a historically stable environment and infrastructure.
Product Type: Unlimited, but includes multitenant office, industrial/flex, retail, multifamily, hospitality, and land.
Minimum Deal Size and Value: $10 million
Deal Description: Assets must be uniquely positioned for short-term upside potential during a holding period of up to six to 10 years. Behringer Harvard seeks assets poised for redevelopment and repositioning to enhance their value. Desirable assets must also have intrinsic or opportunistic value relative to the surrounding market.

Multifamily Asset Criteria
Markets: Major metropolitan areas in the United States, and possibly markets outside of the United States, as well as other markets that are deemed likely to benefit from ongoing population shifts, that are poised for strong local economic growth, or that are in higher barrier-to-entry markets.
Product Type: High-quality multifamily communities, including conventional multifamily assets such as mid-rise, high-rise and garden-style properties, student housing and age-restricted residences.
Minimum Deal Size and Value: Approximately $10 million to $200 million
Deal Description: Assets with 100 to 500 units that are core and at various stages of development including new construction, as well as investments in student housing and age-restricted properties. Acquisitions are likely to include development-phase properties (or properties fully constructed but not yet fully leased or repositioned) and stabilized income-producing properties.
