Portfolio Characteristics

  • Strategy—Acquire, enhance, or reposition, as well as operate,  properties with attributes identified as having the greatest probability to produce current income and increase in value over the targeted holding period of the Fund.
  • Targeted Assets—This Fund is comprised of office, office-tech, hotel, retail, residential, industrial assets and land.
  • Targeted Markets—We acquire assets in markets with higher volatility, lower barriers to entry, and high growth potential.
  • Holding Period—The holding period of approximately three years to five years is primarily designed to capitalize on Fund asset characteristics for potential capital appreciation based upon market upturns, property enhancements, and repositioning.
  • Moderate Leverage—Up to 75 percent of aggregate asset value is leveraged.
  • Defined Exit Strategy – This Fund will timely dispose of assets consistent with the defined holding period.
